This paper investigates the dynamics of heritage preservation in São Paulo’s Mooca district, a former industrial area undergoing rapid urban transformation. The listing process struggles to address multiple sociopolitical complexities, as both tangible and intangible heritage face threats from marketdriven development. Renewal interventions often outpace slow formal assessment, leading to industrial buildings being repurposed or neglected; while listing may prevent demolition, it may also risk abandonment due to reduced commercial appeal. Through preliminary analysis and onsite visits to selected case studies, the research identifies recurrent trajectories of industrial heritage development, revealing the challenges of balancing preservation with contemporary urban demands.
